Home Equity
Loan

You’ve built equity in your property. Explore your options and turn it into cash — through our licensed broker partner. We help you understand it and prepare your information.

📍

Important Notice

Our Home Equity programs are offered in partnership with a licensed broker partner (Equal Housing Lender). Through our licensed broker partner, we share the knowledge and details of each program and connect you directly with them. For complete program information — and to get pre-qualified — you must work directly with the licensed broker partner. Pre-qualification and approval are available only through them. What Nork Capital Lending provides here is the first step: helping you understand the programs and prepare your information.

What It Is

You’ve Built Equity. Explore Your Options.

Your home equity is the difference between what your property is worth and what you owe. There are several ways to access that value and receive cash — each with different rules and terms.

That’s why we work with a licensed broker who knows each program inside out and handles your pre-qualification. We walk you through the options and help you get everything ready from the start.

Home equity growth
Three Options. Different Commitments.

Look Beyond the Cash You Receive.

Two HELOC approaches and an equity investment. How you qualify — and what you commit to — matters.

Fixed-Rate Initial-Draw HELOC

Borrow against equity. Repay the loan.

A home equity line of credit lets you borrow against eligible property equity and repay the amount drawn plus interest.

What to compare
The amount you receive, APR, fees and repayment obligations in the written offer.
How the program works
The initial draw uses a fixed rate. Later draws and card purchases can have different rate structures and terms.
What we'll look at
Income, credit, existing debt, available equity, property use and ownership.
The tradeoff
A secured loan obligation and borrowing costs, without an agreement to share the home’s future value.
Current review area: CA, FL, TN and WA.

P&L HELOC

Business income. A different documentation path.

For eligible self-employed borrowers: use a 12- or 24-month profit-and-loss statement without supporting bank statements for income qualification.

Starting qualifications
740 minimum credit score, up to 80% combined loan-to-value, two years self-employed in the same line of work and at least 50% business ownership.
Who can sign the P&L
A CPA, enrolled agent, or tax preparer with a PTIN. The statement does not need to be audited.
The initial commitment
At least 80% of the approved line must be drawn at closing. Costs and required payoffs reduce cash in hand.
The tradeoff
Different income documentation, with a new secured debt and borrowing costs. All other qualification requirements still apply.
Current review area: CA, FL, TN and WA.

Home Equity Investment

No monthly HEI payment. A future settlement.

A home equity investment provides funds in exchange for an agreed share of the home’s future value.

How settlement works
A later lump-sum payment based on the agreement and the home’s value, subject to a contractual cap.
What continues
You still pay your existing mortgage, property taxes, insurance and upkeep.
What we'll look at
Equity, credit, liens and property eligibility. This option may help when income qualification and the home’s value limit traditional borrowing.
The tradeoff
No monthly HEI payment, but potentially substantial settlement costs and less equity left for you later.
Current review area: CA, FL, TN and WA.

Home Equity programs (Fixed-Rate HELOC, P&L HELOC, and Home Equity Investment/HEI) are offered through a licensed broker partner (Equal Housing Lender). All three options place a lien on the property; failure to meet obligations can put the property at risk. This is not a loan approval or commitment to lend, and not an offer to enter an agreement. All products are subject to credit and property approval; availability varies by product, property use, and state. Nork Capital Lending provides information and connects you with the broker; it does not perform pre-qualification or approval. Preparing your information does not run your credit.
